Paying off your mortgage sooner can make sound financial sense by saving you thousands of dollars in interest costs. Learning how to save on your mortgage can slice years off your loan. Finding out if you can save on your mortgage payments won&#39;t cost you anything, and you will discover whether you have the best loan available for your individual circumstances. <br />
			<br />
			<strong>1- Shop around for the best mortgage possible with your credit score.</strong> When a mortgage company has a small overhead cost to stay in business it typically means that they will not charge you unreasonable ongoing service fees. Make sure you know the fees charged by your mortgage company before you sign on a loan. 
			<p>
			<strong>2- Select weekly or bi-weekly mortgage payments.</strong> A bi-weekly mortgage payment means you&#39;re making 26 half-payments instead of 12 monthly payments. But keep in mind that unless your initial mortgage is set up as bi-weekly, some lenders charge an upfront fee of $300-$400 to make bi-weekly payments, and even though you&#39;re making a payment every two weeks, the lender only applies it once a month. 
			</p>
			<p>
			If you make bi-weekly payments of $415 instead of monthly payments of $830, you could save almost $27,000 in interest over the entire amortization period of your mortgage, and you could own your home about 4-1/2 years sooner.<br />
			<br />
			<strong>3- Prepay a little extra every month,</strong> or any time during the term of your mortgage. Increasing your payment by even a few dollars each month will pay down your principal amount faster. It is a good idea to pay 10-15% more each month. This amount shouldn&rsquo;t put too much extra burden on you, and it will help to pay off your mortgage much faster. For example, if you increased your mortgage payments by just $170 from $830 to $1,000, you could save almost $48,000 in interest over the entire amortization period of your mortgage, and you could own your home about 8 years sooner. <br />
			<br />
			<strong>4. Make an annual lump sum payment.</strong> Use your tax refund, work bonus or any extra money you can save and apply it directly to your principal amount. Check your mortgage documents to find out how often you can prepay and in what amount. Many loans don&#39;t prohibit you from doing this, however the lender may have parameters on how many extra payments you can make. Ask this question when shopping for a mortgage loan. <br />
			<br />
			<strong>5. Pay as much as you can at renewal time.</strong> Most mortgages become open at renewal. This means you can pay as much as you want on your mortgage. If you chose a 5-year, fixed-rate term, and made a $10,000 lump-sum payment every time your mortgage came up for renewal, you would save about $37,481 in interest over the entire amortization period of your mortgage.<br />
			<br />
			<strong>6. Red flag your extra payments.</strong> Always check your mortgage statement to make sure that any extra payments you made are being counted against the principal and that your bank has accurately documented your payments. Make the extra principal payments on a separate cheque and make a note on the memo line stating that the payment should be applied to principal reduction only. At tax time, tally up those payments and make sure they&#39;ve been applied correctly. <br />
			<br />
			<strong>7. Stay informed.</strong> Once you have a mortgage, aside from making the payments, it&#39;s easy to forget about it altogether. By keeping up-to-date on interest rates and new products could save you money. You may want to shop for another product that better suits your needs. For example, to qualify for a mortgage, you may have started out with a lower-rate adjustable rate mortgage, but you want to switch to a more long-term affordable fixed-rate mortgage later. <br />
			<br />
			<br />
			<strong>When You Should Hold Off on Paying Your Mortgage Faster?</strong> 
			</p>
			<p>
			While paying down a mortgage quickly may be a wise decision for many homeowners, it&#39;s not for everyone. For example, you may want to switch to investing in mutual funds when yields return 10-12% annually. For most people though, this is not a mathematical issue but one of security, as they just want that mortgage paid off. For people who are very debt-averse, the peace of mind of paying off the house more quickly is worth the price.<br />
			<br />
			Secondly, if you are planning on moving soon, you may want to hold off investing money into your existing home as you may need the money for a down-payment, closing costs or buying new furniture for your new home. <br />
			<br />
			As you can see, with a little research, you could save on your mortgage. The truth is: the banks won&rsquo;t tell you how to save money on your mortgage as they want to make the interest on the money that they have loaned to you. If they were to help you save money, they would lose money and their profits would stagnate. Make sure that if you implement changes to save on your mortgage it is the right decision for you.

<strong>Municipal tax</strong> is set by the municipality, based on its revenue needs. Municiple tax rates are set by council and staff in the annual budget process. Revenue funds local infrastructures and services.

<strong>Regional district tax</strong> is set by the regional district. Revenue provides key services like regional water and sewage treatement. Regional districts, such as Metro Vancouver, tell their municipalities what their revenue needs are, and the municipalities collect on their behalf. In rural areas, the province (Surveyor of Taxes) collects for regional districts. 
</p>
<p>
<strong>School tax</strong> is set by the BC Government to fund schools. It varies by school district and is paid for by residential and non-residential property owners. 
</p>
<p>
<strong>Hospital tax</strong> is set by the regional hospital districts to help partially fund local health facilities. In Metro Vancouver, hospitals are funded by the province, not by property taxes. Outside Metro Vancouver, hospital taxes are still levied. 
</p>
<p>
<strong>Other taxes</strong> are set by local taxing authorities and collected by the municipality to fund BC Assessment, the Municiple Finance Authority and TransLink.

BANK OF CANADA CUTS&nbsp;BY 25 basis points 
</p>
<p>
The Bank of Canada cut the overnight rate this morning by a quarter-point to 4.00%. This was broadly in line with market expectations; however speculation was building in the days leading up to the meeting that the Bank might be more aggressive given that finanvial market confidence had been severely undermined by the prospects of a U.S recession and the possibility of some contagion to the global economy. Speculation of a more aggressive Bank of Canada decision climaxed when the Federal Reserve caught financial markets completely off guard this morning with an inter-meeting cut of 75 basis points. Nevertheless, the Bank stuck to their guns with a more measured approach, reflecting their view that domestic demand on this side of the border is expected to remain strong. However, the Bank made it quite clear in this morning&#39;s communication that they are prepared to deliver more rate cuts down the road when they stated that &quot;further monetary stimulus is likely required in the near term to keep aggregate supply and demand in balance and to return inflation to target over the medium term&quot;.

Taking regular care of your home protects your investment and helps avoid substantial future repair costs. Simply inspecting the exterior and interior of the home, on a seasonal or yearly basis can help. Check the foundation periodically for signs of cracking or deterioration, and examine the attic and basement for pests and dampness. Look for missing shingles or damage on the roof, especially vents, skylights, and chimneys.

<p>
Basic home maintenance includes having heating and cooling systems professionally serviced and cleaned once a year, and ensuring that your home is properly insulated and venitlated for different seasonal requirements. Install smoke detectors, carbon monoxide detectors, and fire extinquishers, and make sure they are easily accessible and in good working order. Trim overhanging trees and clean the gutters at least once a year.

Real estate, particularly the development industry, is participating in the increasing of greening of society. Visionaries have long recognized the necessity of ecological considerations at every stage of development, from building or renovating one home to planning the future communities, regions and the entire province.

<h5>Green Building Code</h5>
<p>
The provincial government&#39;s Office of Housing and Construction Standards is the lead agency on development and implementation of a green building code, intended to:
</p>
<p>
-identify and remove barriers within provincial codes and regulations
</p>
<p>
-identify and propse new provisions for green buildings regulations and
</p>
<p>
-support implementaion through an administrative framework, education, and training
</p>
<p>
Sustainable sites, water conservation, energy and indoor environments, among other areas, are expected to be addressed in the green buildings regulations. The government has scheduled a public review of all proposals for fall 2007.

Realty Watch...the eyes and ears of the community!

Realty Watch is a crime prevention program whose mission is to reduce and prevent crime, and assist law enforcement in time-critical cases.
</p>
<p>
Realty Watch works in two ways: first, Realtors who witness suspicious or criminal activity are encouraged to call 911, common to most community crime prevention programs.
</p>
<p>
The second component of Realty Watch is more unique to the real estate profession. Police or RCMP can request a Fan-out-a text message with a description of a missing or lost person that&#39;s sent to realtors on their cell phones, PDAs or by e-mail. Realtors, already out and about in their communities, read the text message, then keep their eyes and ears &quot;peeled&quot; looking for that person.

<p>
Together, the Real Estate Board of Greater Vancouver,&nbsp;the Fraser Valley Real Estate Board, and the Chilliwack and District Real Estate Board have expanded this program throughout their jurisdictions and can now assist law enforcement agencies across the entire Lower Mainland.

      <description><![CDATA[<p>BUYER/SELLER 2008 PROVINCIAL BUDGET NEWS!<br /><br />Effective TODAY the fair market value threshold for eligible residential property under the First Time Home Buyers' program is increased to $375,000.00.&nbsp; This new threshold will apply throughout the Province. </p>
<p>A proportional exemption is provided for principal residences that have a fair market value up to $25,000.00 above the new threshold.&nbsp; This change eligible first time homebuyers can save up to $5,500.00 in property transfer tax <br />on the purchaser of their home.<br /><br /> <br />The threshold for the phase out of the homeowner grant has been increased to $950,000.00 of assessed value up from $780,000.00 of assessed value.&nbsp; For properties valued above the threshold of $950,000.00 the grant is <br />reduced by $5.00 for every $1,000.00 of assessed value in excess of the threshold.&nbsp; The grant is eliminated for properties valued at $1,064,000 and above and eliminated for those recipients of the additional grant, available to<br />seniors veterans and the disabled, whose properties are valued at $1,119,000 and above.<br /> <br />The homeowner grant however will be provided to some low-income homeowners' who, but for the high assessed value of their home would receive the additional home owner grant.&nbsp; Key eligibility criteria for the supplement are that a homeowner would qualify for the additional homeowner grant amount (seniors,certain veterans, and certain persons with disabilities) except that their home is assessed above the threshold and for those who meet low-income criteria.</p>
<p>Further details will be available regarding the criteria before the property taxes for 2007 become due.<br /> <br />Effective for the 2007 tax year, the age at which an owner may begin to defer property tax x on their principal residence is lowered to age 55. The previous age was 60 years of age.&nbsp; The Property Tax Deferment <br />Program does charge a minimal interest on the deferment and of course must be <br />paid when the home is sold.</p>

      <description><![CDATA[<p>&nbsp;&nbsp;&nbsp; <strong>Rise up- the Home Owner Grant threshold keeps pace with assessments</strong></p>
<p>&nbsp;&nbsp;&nbsp; For each of the past four years, the Real Estate Board's Goverment Relations (GR) Committee has asked the provincial government to raise both the threshold of the Home Owner Grant and the amount of the grant to reflect increases in assessed property values. </p>
<p>&nbsp;&nbsp;&nbsp; Now, for the fourth consecutive year, the government has improved the grant. </p>
<p>&nbsp;&nbsp;&nbsp; Earlier this month, Finance Minister Carole Taylor announced an increase of $170,000 in the threshold which means that owners of property assessed at up to $950,000 will be eligible to receive the full grant.</p>
<p>&nbsp;&nbsp;&nbsp; The new threshold means "that 95% of BC home owners will still have the chance to get the full Home Owner Grant," explains Minister Taylor.</p>
<p>&nbsp;&nbsp;&nbsp; The basic grant gives home owners a maximum reduction of $570 in property taxes. It gives eligible seniors age 65 and older, eligible persons with disibilities and eligible war veterans an additional grant of $275.</p>
<p>&nbsp;&nbsp;&nbsp;&nbsp; The maximum total a home owner can receive is $845.</p>

      <description><![CDATA[<h3>How do Property Assessments Work? </h3>
<p>&nbsp;</p>
<p>Often there is a difference between the property value on the assessment notice and the market value determined by a realtor and often homeowners will ask why. What accounts for this difference? There are two reasons. The first has to do with when. The second has to do with how!</p>
<p><strong>When:</strong> The assessment notice is BCA's estimate of a property's market value as of July 1, 2006. In comparison a realtors market value assessment is typically current. In our active local market, six months can mean many thousands of even tens of thousands of dollars.</p>
<p><strong>How:</strong> BCA has a database of 1.781 million properties. When a new property is created through zoning and construction, or when an existing property changes, a BCA appraiser visits the site and looks at lot size, structure, and other factors such as whether the property is on a quiet street with lanes or a busy boulevard. BCA appraisers do not visit each property annually to update the database. Instead, they use what is known as a mass appraisal system, calculating values by evaluating prices for homes sold in each neighbourhood, or of similar units in a strata complex as of July 1, and then applying the information arrive at an assessed value. BCA analyzes a broad range of variables for each property including house type, square footage, age, heating, pools, spas and outbuildings such as garages, sheds, and gazebos.</p>
<p>Realtors determine the value of a property by scrutinizing the most recent comparable data for homes sold in the neighbourhood on the MLS. Realtors also examine the exterior and interior of a property in detail, noting alterations and major renovations, such as new kitchens or bathrooms that affect the value of a home. They also take into account view lines, architectural styles and landscaping.</p>
<p>Where every lot and every home on the street are generally the same, both BCA's value and the realtors value will be similar, assuming a stable market.</p>
<p>Difference will more likely occur in neighbourhoods where every lot on every street is different, every home's architecture is unique and every view distinct. Differences also occur when property owners make changes such as renovations, that BCA does not know about.</p>
<p>BCA's assessment data are used to create the assessment roll, which is used by municipal governments to levy property taxes. Municipalities adjust their tax rates to reflect the changes in assessments. Municipal budget requirements dictate the taxes raised by each class. Just because your assessment increased doesn't necessarily mean that your property tax will increase by the same proportion.</p>

      <description><![CDATA[<h4>Attitudes about families and condos may be shifting!</h4>
<p>Younger Canadians are more willing to consider condominiums as homes for raising families, according to a new Ipsos Reid survey conducted on behalf of TD Bank.</p>
<p>The survey, among 2,125 adults aged 25-59 living in Toronto, Vancouver, Montreal, Calgary and Ottawa, asked respondents if they would consider living in a condo if they were planning to start a family and raise children.</p>
<p>Canadians aged 25-44 are much more likely to say they would consider raising a family in a condo than those aged 45-59 (22 per cent vs 13 per cent), says the survey. The 25-34 years olds are the most likely to agree with the statement "living in condo is suitable for famlies with very young children" (46 per cent vs 40 per cent among those aged 35-59).</p>
<p>"Attitudes towards families and condos may be shifting among younger people in urban centres" said Chris Wisniewski, group product manager, TD Canada Trust, in a news release. "Younger Canadians who bought condos as their first step into the housing markets have grown accustomed to the numerous benefits of the condo lifestyle, and many are considering extending them into the next phase of their lives."</p>
<p>The survey also found that 35 per cent of those polled in Canada's top cities are likely to consider purchasing a condo as their primary residence because "condos are easy to maintain" (69 per cent); because of "affordabilty" (57 oer cent); or because they are attracted to the "condo lifestyle" (45 per cent).</p>
<p>The poll says condos offer amenities important to families, including building security (90 per cent); proximity to public transportation (87 per cent); pool or recreation facilities for children (83 per cent); proximity to work (81 per cent; or proximity to schools (81 percent)</p>
